New project due diligence is a fast-paced process usually under strict timelines. We have a proven process that is utilized to determine the best and highest use on your site. Using our relationships, we will onboard a light team to assist with a yield analysis, proforma development & site-specific input. This will all be utilized to determine feasibility of the site.

Our team also has experience with broker relations and can work in any capacity required to assist with purchase and sale negotiations.

Project permitting and approvals can be a lengthy process. We set a strategic schedule and develop excellent city and community relations to proceed at an appropriate pace. Through strong team relations, we are able to push our consultants to meet the desired milestones. We respond to all city feedback in a timely manner throughout rezoning, development permit and building permit applications.

Our passion for teams drives us to assemble an expert group of knowledgeable & driven design professionals. This includes architects, engineers and sustainability consultants who will work together and be coordinated by our internal team throughout the design process. We act in your interest with oversight of the overall project team as they develop schematic, detailed design & construction drawings. From early on in the process we consistently have a keen eye for cost saving design and implement specific strategies at varying stages of the project.

Financing

Capital Stack

Every project is unique as is the required financing. We will work with the ownership team to determine project specific needs for financing and then work to develop an appropriate capital stack which is reflective of identified needs. We will introduce you to an appropriate mortgage broker who will be able to take the project out to qualified lending institutions. Throughout this process we work to de-risk the project by gaining cost assurance, permit approvals, general contractor support & hitting sales tests (if required).

Construction

Completion

We work closely with the General Contractor (GC) and provide oversight throughout the construction process. We hold a mutual goal with the GC to remain on schedule, demonstrated through continuous management of the consultant team and effective problem solving for any on-site matters that may arise. Our rapport with city staff allows us to effectively coordinate as required, to ensure the timely release of required permits.
