351 3rd Street West
Rezoning is underway for the development of a 6-storey wood frame rental apartment building, 100% market secured in lower Lonsdale on 351 3rd Street West. Spread across a 15,019 SF site, our client Jim Pattison is working to offer a total of 53 units.
Langara – 48th Cambie
48th Cambie, Langara
Situated close to the Langara sky train station, GEC Living is developing a 21-storey, mixed-use residential tower tailored for students. The project is in alignment with the Cambie Corridor and will accommodate up to 150 units, ranging from studios to 4-bedroom.
Maple Ridge (ERA)
Dewdney Trunk Road
Our client, Johnston Meier, is spearheading a significant transformation of properties situated between Plaza and 224th streets, and Dewdney Trunk Road and Brown Avenue. Known as ERA, this 7-phase, 7.35 acre development encompasses around 850 homes, along with office and retail space in the downtown core of Maple Ridge.
JPD – Lakeshore
3805 Lakeshore Rd, Kelowna
Located on 3805 Lakeshore Rd, Kelowna, Jim Pattison is developing a mixed-use residential 6-storey building which will offer 104 rental units and 5,939 SF of commercial space. The project design has been thoughtfully crafted to contribute positively to the surrounding environment in an eco-friendly setting.
Sacred Waters
Corner of 86th Avenue and 201 Street, Langley
Situated at the corner of 86th Avenue and 201 Street in the Township of Langley, this project is a 4-phase mixed-use multi-family residential development with a commercial retail component in Phases 1 and 2. The development anticipates 13,720 SF of commercial retail space, eight live/work units and 1,444 apartments in the 4 phases combined.
Whalley
10318 & 10324 Whalley Boulevard, Surrey
A 36-storey residential tower with 6 levels of underground parking in the heart of Surrey City Centre.
Westport Village
2120 to 2136 Clarke Street, Port Moody
A 2-phase development that will include a 31-storey residential and hotel tower, an artist village, and an art centre in Phase 1. With over 279,000 sq.ft. of residential, hotel and commercial space, this project will become a new community hub on the west side of Port Moody.
Carey College
5920 Iona Drive, UBC, Vancouver
Carey Theological College on the UBC grounds involves the development of 2 new buildings for student housing. This project will bring 136 new housing units to the campus.
Telford
6615 Telford Avenue, Burnaby
A new high-rise condo and rental apartment project. The total project size is 227,957 sqft encompassing a 31 storey, 288 unit condo tower and a 6 storey, 54 unit rental building. Engaged for feasibility analysis of the project and execution of Burnaby’s Tenant Relocation Policy.
Kingsway
2143 Kingsway, Vancouver
Rezoning to allow a 6-storey, 119,125 sq.ft., wood-frame, mixed-use rental building. This development has 92 units of secured market housing with retail at grade.
Oakridge Residential
433 West 42nd Avenue, Vancouver
Rezoning for a 134,000 sq.ft. assured rental apartment building. The tower will be a 19-storey building that will provide 20% of its units as Moderate-Income Rental Housing.
Bridgeport
2980 No 3 Road, Richmond
Rezoned for a mixed-use lot in Richmond to allow for a mix of retail, hotel and office. This project has 13 storeys of hotel space located in one building, while the second building will be 6 storeys of office space with commercial retail units at grade.
King Edward
421 West King Edward, Vancouver
Rezoned 3 single dwelling lots into a 46,000 sq.ft. rental apartment building. This building is 5 storeys, allowing for 36 apartments as well as eight 2-storey lane-oriented townhouses along the Cambie Corridor.
Nicol
535 Nicol Street, Nanaimo
A 6-storey wood-frame building will provide 104 purpose-built rental units to the South End neighbourhood of Nanaimo. Located 4 minutes outside of the downtown area, Nicol will include a community space and small plaza along its street front.
Surrey Suites
1300 City Parkway, Surrey
Rezoned for the development of a 500-foot tower. This tower is a 49-storey rental and condo building with a 6-storey commercial podium. It utilizes the latest technology of dynamic (smart) external glass – View Dynamic Glass – as well as passive ventilation to eliminate the use of air conditioning.

Pearson
7657 Cambie Street, Vancouver
The project consists of two 6-storey wood frame buildings comprised of 136,000 sq.ft with a total of 129 rental homes. This project is a purpose-built rental apartment building geared towards student residences.
Woodward’s Square
100 West Hastings Street, Vancouver
Finalist in City request for proposals to purchase and develop Woodward’s (565,000 sq.ft). Completed response to RFP for City owned Woodward’s building. Form of development was recommended by staff but another proponent was chosen.
Centro
750 Pandora Street,Victoria
OCP Amendment to amend site specific design guidelines (217,000 sq.ft). Concurrent DP with OCP Amendment to amend site specific design guidelines to allow for twin residential towers over one level of retail. Proposed development has 215 units in 217,000 sq.ft. plus 6 CRU’s over three levels of underground parking.
Capilano Walk
2010 Marine Drive, North Vancouver
Rezoning to allow mixed used – residential retail (200,000 sq.ft). Rezoning from Tourist Commercial to CD-1 to allow for 200+ residential units, 20,000 sq.ft of retail space at grade. Proposed change of use from existing hotel to mixed use. Very involved neighbourhood associations.
Herald
601 Herald Street, Victoria
Twenty-seven loft-style condos built on former gas station in Victoria’s historic Chinatown. Project had internal zen garden and bike parking at grade.
London Place
1177 Hornby Street, Vancouver
Conversion of vacant office building to residential (135,000 sq ft). Approvals were gained from the City of Vancouver planning and engineering staff to allow vacant office building to be converted into 150 residential units over 5 CRU’s.
The Hudson
610 Granville Street, Vancouver
Rezoning of commercial to residential (414,000 sq.ft). Rezoning from DD to CD-1 to allow for a mixed used development comprised of retail, office, residential, SkyTrain connection including retention of 4 heritage buildings. FSR increased from 9 FSR to 14 FSR. The development allowed for a connection to the existing Granville SkyTrain station to provide for disability access that was not currently available at this station. The application transferred unused density from the St. Regis hotel property to the development site.
Atira
41 East Hastings Street, Vancouver
Rezoned commercial property to mixed use market and non-market residential high-rise. Site was approved for 198 residential rental homes. Led the negotiations with BC Housing and Vancity who were both financial partners and senior lenders.
University Club
1021 West Hastings Street, Vancouver
Feasibility analysis for redevelopment of University Club (230,000 sq.ft). Feasibility analysis and negotiations with City to rezone property to allow for mixed use hotel and residential tower. Co-venture between Convery and OMERS – Oxford. Project was put on hold pending Olympic Plaza completion.
Centro – Nurses’ Residence
700 West 12th Avenue, Vancouver
Rezoning to allow for a proposed form of development and density (260,000 sq.ft). Rezoning (Text Amendment) from RM-4 to CD-1. $100M+ redevelopment project includes two concrete residential buildings: a modified existing building with 153 suites an a new 6-storey building with 94 suites. A portion of the original nurses’ residence was preserved and incorporated in the project. Other components of the project are a daycare facility, completion of the Willow Street Greenway and two community rooms for Vancouver Coast Health Authority.
Coquitlam Town Centre
2920 Glen Drive, Coquitlam
Complex acquisition and approval of three tower development (565,000 sq.ft). Property required City staff and Council approval to allow for development of C-4 lands to permit single site covenant to allow Concert and Morguard to co-develop one parcel. Approval was granted to transfer residential density from one site and stack density on another site. The site was approved for three 250-foot residential towers and 15,000 sq.ft. of retail space.

999 Seymour Street, Vancouver
Rezoning to allow mixed use residential retail and office (117,660 sq.ft). Rezoning from DD to CD-1 to allow for 16 residential units, 20,000 sq.ft, commercial and retail space at grade. Orphan site with proposed density increase from 5 FSR to 9.8 FSR. Height relaxation was supported by staff from 70 feet to 200 feet.
Arctic Wild Coast
Expansion and revitalization project – Vancouver Aquarium
Led the Facilities & Operations Committee to rezone City owned land to allow head-lease holder to complete $110M expansion. As a board member and Chair of the Facilities and Operations Committee oversaw design and approval process for the proposed expansion and revitalization of the Vancouver Marine Science Centre. The Vancouver Park Board approved the Aquarium’s revitalization plans, which include a 1.5 acre expansion to allow for larger marine mammal habitats, a revitalized public plaza, improved public spaces and upgraded infrastructure.
The Hudson
1701 Douglas, Victoria
Rezoning entire City block to residential and commercial (610,000 sq.ft). Rezoning of the former Hudson’s Bay department store to allow for 152 loft style homes on top of 40,000 sq.ft. food store. In addition, residual density was transferred to adjacent parking lot and approved for three residential high-rise towers. The maximum height relaxation we approved from 14 floors to 24 floors (tallest height in Victoria).
Patina – YMCA
955 Burrard Street, Vancouver
Rezoning (285,000 sq.ft, plus 88,000 sq.ft. YMCA facility). Rezoning of 955 Burrard Street (Downtown YMCA) and 969 Burrard Street and 1017-1045 Nelson Street (First Baptist Church) from DD (G) and RM-5B to CD-1. As part of rezoning was Heritage Revitalization, childcare facility and non-market housing component. FSR was increased from 6.0 FSR to 11FSR. Height relaxation was increased from 300 feet to 410 feet.
The Wallace
340 Campbell Street, Nanaimo
New development of 163 rental homes in downtown Nanaimo. This 6-storey, wood-frame building will be comprised of 119,682 sq.ft. It is a 2.76 FSR. It will include a gym, bike wash station & outdoor recreational area for tenants.
BC Housing
292 East Hastings Street, Vancouver
Acquired the corner lot to build the first mixed used market and non-market residential high-rise under the new area zoning and development bylaw for the DTES. The City required that steps similar to a rezoning be taken for this development permit because it was the first of its kind in the downtown east side area 1 zone. Proposed change of use from retail to rental (non-market and market housing) with BC Housing as a partner. A total of 172 units within 12 storeys was approved.
South Granville
45-47th and Granville, Vancouver
Active rezoning of two entire city blocks to approve new rental apartment building (235,000 sq.ft). Site is zoned RS-6. Working with area planners and active community association to approve sustainable large development under City’s new policy for Sustainability (Passive House, Net Zero).
108 Surrey
12832-13866 108th Avenue, Surrey
The project will consist of two identical 6-storey buildings each comprising 71,000 sq.ft, with a total unit count of 193 rental homes. This project is being built as a condo building but will function as rental for the first 10 years pursuant to CMHC underwriting.
Cyber City
7760 River Road, Richmond
Rezoning to approve new mixed-use hotel, office and school (328,000 sq.ft). Intended use was not allowed in the zoning and development bylaws. Site was severely constrained by river dyke, water table and Navigation Canada heigh restriction.
Alderbridge
4940 No.3 Road, Richmond
Currently home to the Alderbridge Place office building, a text amendment was enacted to allow for more commercial uses. The property is located between the Aberdeen and Lansdowne SkyTrain Stations.
